Nicaragua is a swell magnet for south deep water swell and due to the Lago de Nicaragua effect, the wind blows offshore very regular. We have a full time surfing guide that looks after you throughout your surf vacation, we make sure that you experience the very best surfing waves available each day in the best location.

Accommodation:

Xoxxi accommodation sits directly on the beach and has surf directly in front with an additional 5 surf spots accessible within 10 minutes’ walk. There are another 5 breaks within 20 minutes by boat or our 4x4. We have a surfside pool and beachfront ranch style dining. All rooms come standard with air-conditioning. When you are not surfing, the house offers a ping-pong table, dartboard, entertainment center, an extensive library, loads of sports equipment and more.
